Voting Question: is 5% below the list price bad for seller?
My house has been for sale for 2 months, I live in the historic district in a small midwestern town in ohio. First time seller. The list price is 249,900, and it’s a 3 bedroom, 1 1/2 bath on the riverfront. I have an offer for 235,000 and am tempted to take it, but my family thinks it’s a great deal for the buyer, and a bad deal for me. The offer started out much lower and I told the people through my realtor that I’m not going below 235,000, and expected them to walk. The market is not great around here but picking up a little. Is selling your house for 5-6% below the list price a really horrible deal for me? I thought many people are having to sell their house for 10% or more below the list price?

Voting Question: Do my parents have any rights at all…?
My parents along with my uncle built some riverfront condiminiums consisting of 5 units. 4 of the five sold with my parents buying the one as well. There is an association. The people who live in the other three are are pretty much pitted against my parents, probably for the sole reason that they are the builders. They are rude, ignorant, greedy, horrible people. The one family lets their dog shit everywhere and don’t clean it up. They had a list of demands that they presented my parents of what they wanted fixed, or cleaned, etc. with my parents fininishing their list. (There is a one more year left on the home warrenty) They all got together without my parents present and elected themselves different positions in the association, decided on where where their boats are to be stored(which btw, is impedeing the sale of the last unit), decided on what companies they were to use for landscaping and such, all without my parents knowledge. It is always three votes to 1, so they don’t even hold a vote becasue for some strange reason, they always agree with each other. Now the one family is suing my parents for failure to disclose mold. (brand new units. moisure got trapped in the walls during the building process, but was properly cleaned and sealed. The air quality and mold tests all came out negative.) It came to a head today when my mother had words with them. All of them basically stated that they never wanted my parents to move there, to get out of the neighborhood, and that they won’t be living there for much longer anyways, because they are taking them for everything they’re worth. My parent are hardworking people. Classy, friendly, etc. I feel these people are only after them for their money and will do anything in there power to get it. Everything that was put into the place was done by the book. Are judges always on the side of the consumers. My parents, being the builders, are backed into a corner. Do they have any rights at all?
BTW…the people who are suing my parent have previously sued others…from maintenance workers, to previous owners of houses they bought, etc. Can that fact be emmisible(sp) in court?
They do have a lawyer, but she seems to think judges always go along with the consumer and not the builder.

K…it’s complicated…there was originally supposed to be 6 units, but 2 were bought by ONE women and converted into one. She has two votes because she pays double the dues. The other family are just nutty, but they seen this women with 2 votes as they’re meal ticket to get things done their way since she has 2 votes. With 3 votes there, the other couple has no choice, but to go along with it. Sorry, that was probably a vital part of info.

Resolved Question: Value per acre?
My family is trying to figure out how much our farmland is worth. we have about 150 acres or so of riverfront and hillside property. And about 95% of which contain virgin timber.

I would go to a real estate office to have them value it, but last time we did that, they were after us for weeks trying to list out land for sale.

is there any websites thjat I can help figure it out with? like determining factors and whatnot?
